Boiler service plan: your annual service and breakdown cover in one plan
A Smart Plan boiler service plan puts your yearly boiler service and breakdown repairs into one plan, with parts and labour included up to your cover limit. It covers one gas or LPG boiler, it is a service plan, not insurance, and you set it up on a short call back: nothing is set up or paid online.
What does a Smart Plan boiler service plan include?
A Smart Plan boiler service plan is a boiler plan that includes a yearly service of your gas or LPG boiler and breakdown repairs, with parts and labour included up to your cover limit. Two Smart Plan products work this way: Boiler Cover & Annual Service, and Boiler & Central Heating Cover. Both include an annual service, subject to the terms, and Boiler & Central Heating Cover extends the boiler terms to your central heating system, within the exclusions set out below.
The annual service is a yearly inspection of your boiler, carried out in line with the relevant regulations. A breakdown is the complete failure of your boiler, and when that happens you request a call-out. We then arrange an engineer from a national network of thousands of Gas Safe registered engineers that we work with.
Repairs are covered up to a cover limit in each 12-month period: £500 if your boiler is under 7 years old, or £200 if it is over 7 years old, parts and labour included in both cases.
Where an engineer finds a leak during a breakdown or call-out, the terms say it is dealt with using compression fittings, push-fit fittings, couplings or other short-term leak prevention methods.

When can you book your annual service?
Monthly payers can book the annual service once they have made 6 monthly payments. Annual payers can book it once the first 30 days of the agreement have passed.
You pick a date and time that suits you, and we may write to you to ask for the service to be done within a set period. Asking for your annual service within the first 30 days of a new agreement carries a £95 charge.
The annual service is a visit made at your request, so it starts the 12-month agreement period in the same way a repair call-out does.
Want the annual service in your plan?
Ask for a call back and we will talk you through the two plans that combine the annual service with breakdown cover, Boiler Cover & Annual Service and Boiler & Central Heating Cover, then set up the one that suits your boiler on the same call.
What are the cover limits on a boiler service plan?
The cover limit is the most we commit to for repairs or replacement in a single 12-month period, counted from the date your plan starts. For a boiler under 7 years old it is £500. For a boiler over 7 years old it is £200. Both figures include parts and labour.
The terms set a lower cover limit for a boiler over 7 years old rather than a maximum age, and the beyond economic repair rules below still apply, for example where parts are no longer available.
Some faults end the repair route. If the heat exchanger or the PCB (the boiler's main circuit board) fails, the boiler is declared beyond economic repair, as it is when a repair would cost more than the boiler is worth or the parts are no longer available. In that case we make a contribution payment of whichever is lower: the retail value of the boiler, including installation, or your cover limit minus the value of work already done in that period.
Which boilers can a boiler service plan cover?
The terms define the boiler by its fuel and its domestic use:
- One gas or LPG domestic boiler per agreement. A second boiler in the same property needs its own agreement.
- Any make. The terms set no limit by brand, and the type of boiler (combi, system or regular) is not part of the definition.
- Not oil boilers, or any work linked to an oil supply.
- Not commercial boilers: a boiler with an output of 50kW or more, or one fed from the meter or tank by gas pipework 35mm or wider.
What is not included in a boiler service plan?
These are the main exclusions from the boiler and central heating terms and the general exclusions that apply to every plan. The full list is in our terms and conditions.
- Repair or replacement of radiators, and electrical elements inside radiators
- Unvented cylinders, thermal stores, immersion heaters, cold water storage tanks, feed and expansion tanks, underfloor heating and condensate pumps
- Air source and ground source heat pumps, warm air units and solar equipment
- Oil boilers, and electric, solid fuel or dual fuel heating systems
- Wifi-enabled or internet-based equipment
- Flues, flue liners and ventilation
- Faults caused by sludge, scale, corrosion or freezing
- Topping up pressure, resetting the boiler, adjusting settings or replacing batteries
- Manufacturer defects, and repairs to a defect we have identified, such as a fault present before your plan started
Are there fees or a minimum term with a boiler service plan?
The £95 fees
A £95 fee applies in these cases. Any call-out you request in the first 30 days of a new agreement costs £95, paid before the engineer attends, and any additional works needed must also be paid for in advance, before they are done.
If the engineer finds the problem falls under an exclusion, you pay the £95 call-out fee. Where possible we give you a quote for the work needed, which you pay in advance of the work.
If the engineer arrives on the agreed date and within the agreed time but cannot get access to your property, a £95 no-access fee applies, and it must be settled before any other services are carried out.
Asking for your annual service within the first 30 days of a new agreement also carries a £95 charge.
If a payment is missed, a missed payment fee applies, and services are paused until the missed payment and the fee are paid in full. Our terms and conditions set out the amount.
Call-out hours
Call-outs run Monday to Friday, 08:00 to 18:00, unless it is an emergency breakdown.
The 12-month agreement period
The plan is monthly rolling. Once you use a service, a 12-month agreement period begins. If you end the plan during that period, you either pay the remaining monthly payments or pay three quarters of the outstanding balance of the agreement period as a one-off payment.
Cooling off
You have a 14-day cooling-off period from the start of the agreement, during which you can cancel with a full refund. If we carry out a service at your request within those 14 days, even where a call-out fee is paid, the cooling-off right ends.
A service plan, not insurance
A Smart Plan boiler service plan is a service agreement, not insurance. You pay for set services, the annual service and repairs up to your cover limit, and the terms list what is included, what is excluded and when the £95 call-out fee applies.
If you have searched for a boiler service contract, this is the same idea: a written agreement between you and us. When something goes wrong, you call us to request a repair and we arrange the visit.
Smart Plan is a trading style of UK Boiler Company Ltd (company number 09078640).
Does the make of your boiler matter?
No. The terms cover one gas or LPG domestic boiler and set no limit by brand, so a Baxi, Vaillant, Worcester Bosch or Ideal boiler sits under the same terms. What changes your cover is the age of the boiler, not the make.
Our brand guides, linked at the foot of this page, go through common faults and repair costs for Baxi, Vaillant and Worcester Bosch boilers.
If you smell gas
If you smell gas or think there may be a gas leak, call the National Gas Emergency Service on 0800 111 999 straight away. They attend and make the leak safe. Do not wait for a call-out from us.
Never attempt gas work on your boiler yourself. Any work on a gas boiler must be done by a Gas Safe registered engineer, and you can check an engineer on the Gas Safe Register.
How setting up your boiler service plan works
You set up a Smart Plan boiler service plan on a short phone call. We aim to call you back within one working day, Monday to Friday, 08:00-18:00.
- Step 1: Ask for a call back using the form, or ring us on 0333 772 6247.
- Step 2: We check your boiler fits the terms: one gas or LPG domestic boiler, its make and its rough age. The age sets your cover limit, so have it to hand.
- Step 3: We talk you through the two plans that combine the annual service with breakdown cover and confirm the price and your payment schedule, monthly or annual.
- Step 4: Your plan starts and you receive your cover sheet with the terms. Nothing is set up and no payment is taken online.
Boiler service plan questions, answered
Is a boiler service plan worth it?
A boiler service plan is worth it if you want your yearly boiler service and breakdown repairs in one plan, with repairs covered up to a clear limit. With Smart Plan that limit is £500 in each 12-month period for a boiler under 7 years old and £200 for a boiler over 7 years old, parts and labour included. It suits you less if your boiler runs on oil or is a commercial boiler, if it already has a fault an engineer has identified, or if the repair you expect would cost more than the cover limit. Weigh what you pay against those limits, the £95 call-out fee cases and the 12-month agreement period that begins once you use a service.
Can I get my boiler service straight away?
Not straight away. Monthly payers can book the annual service after 6 monthly payments. Annual payers can book it once the first 30 days of the agreement have passed, and asking for it within the first 30 days carries a £95 charge.
Does a boiler service plan cover an old boiler?
The terms set no maximum age. Smart Plan's terms set a lower cover limit for an older boiler instead: £200 in each 12-month period for a boiler over 7 years old, against £500 for a boiler under 7 years old, parts and labour included. The beyond economic repair rules still apply, for example where parts are no longer available, and we check your boiler on the call. The annual service is included either way on plans that include one.
Does a boiler service plan cover LPG boilers?
Yes. Smart Plan's terms define the boiler as the single gas or LPG domestic boiler in the property, so an LPG boiler sits under the same terms as a mains gas boiler, including the annual service on plans that include one. A boiler with an output of 50kW or more, or fed from the tank by pipework 35mm or wider, counts as commercial and is not covered.
Is a boiler service plan insurance?
No. A Smart Plan boiler service plan is a service plan, not insurance: a service agreement between you and us. It is monthly rolling, and a 12-month agreement period begins once you use a service. You have a 14-day cooling-off period at the start, which ends early if a service is carried out at your request in that time.
What does Smart Plan pay if my boiler is beyond economic repair?
If the heat exchanger or PCB fails, or a repair would cost more than the boiler is worth, the boiler is declared beyond economic repair. Smart Plan then makes a contribution payment of whichever is lower: the retail value of the boiler, including installation, or your cover limit minus the value of work already done in that period.
Is there a call-out fee on a boiler service plan?
A £95 call-out fee applies to any call-out in the first 30 days of a new agreement, paid before the engineer attends, with any additional works in that case also paid for in advance. A £95 fee also applies where the problem is excluded, where the engineer cannot get access (a no-access fee), and where you ask for your annual service within the first 30 days. Call-outs run Monday to Friday, 08:00 to 18:00, unless it is an emergency breakdown.
Can landlords get a boiler service plan for a rented property?
Yes. A landlord can set up a plan for the boiler in a property they let, and should tell us on the call that the property is let, because the terms ask you to keep us informed about the use of the property. Do not assume the plan provides a landlord gas safety record, so ask us about it on the call. The yearly landlord gas safety check is a legal duty for the landlord to arrange.
How do I set up a boiler service plan with Smart Plan?
Ask for a call back or ring 0333 772 6247. We call you to set the plan up, and nothing is set up or paid online. We aim to call you back within one working day, Monday to Friday, 08:00-18:00.
