Should you repair or replace your boiler?
Repair or replace comes down to two checks. First, the 50% rule: when a repair quote is more than about half the cost of a new boiler, replacement is usually the better value. Second, age: under 10 years old, repair almost always wins; from 10 to 15, weigh the quote against reliability; past 15, or breaking down repeatedly, replacement usually wins.
The 50% rule is a common rule of thumb, and it works because an old boiler that has just failed once is likely to fail again, so a big repair bill on it rarely buys you lasting peace. Ask any engineer who quotes you to itemise the parts and labour, then run the quote against the table below.

When is repairing the right call?
Repair wins when the boiler is on the younger side, the fault is a known one with a clear fix, and the quote sits comfortably under half the cost of a replacement. If your boiler is still under its manufacturer warranty, repair is not just the right call, it may already be paid for: check the warranty before you spend a penny.
It also wins when the breakdown is the boiler's first. One fault in a decade is not a pattern, it's a part wearing out. Replacing a whole boiler because a diverter valve or a sensor failed is like replacing a car over a flat battery.

When should you replace a boiler that keeps breaking down?
Replacement makes more sense when the problem is the pattern of failures, not any single part. These are the signs that repair money is going into a hole:
- Two or more breakdowns in a single year
- The same component failing twice
- An engineer warning that parts for your model are getting hard to find
The 50% rule catches most of these cases on its own: a heat exchanger or a control board on an old boiler can carry a quote that fails the test outright. And when an engineer describes a boiler as beyond economical repair, they're telling you the maths has already been done.
Efficiency belongs in the sum too, but frame it honestly. Modern condensing boilers are more efficient than older boilers because they capture and reuse more of the heat that would otherwise escape through the flue (Energy Saving Trust). How much that saves you depends on what you're replacing, so treat any confident savings figure with care and ask for the efficiency ratings of both the old and the new boiler.

When should you not replace your boiler?
Do not replace in a panic. A boiler that has one identifiable, fixable fault isn't a dead boiler, and mid-breakdown is the worst moment to sign up for a big spend. If a quote arrives with a push to replace but no itemised diagnosis of what has actually failed, slow down and get a second opinion from another Gas Safe registered engineer.
The same goes for age on its own. Fifteen years is a warning sign, no more than that. A well-serviced boiler on a light workload can keep going where a hard-worked, never-serviced one won't. Judge the pattern of faults and the cost of the current fix, not the date on the case.
What if your boiler has been condemned?
A condemned boiler changes the question, because safety overrides the maths. If an engineer has declared your boiler unsafe and disconnected or labelled it, do not turn it back on, whatever the inconvenience. The next step is a Gas Safe registered engineer either making it safe to repair, where that is possible, or confirming replacement.

How long does a boiler last?
There's no fixed lifespan, but most gas boilers last around 10 to 15 years with regular servicing (Checkatrade, 2026); a well-maintained one can run longer, a neglected one struggles sooner. System water quality and how hard the boiler works matter alongside age. Repair frequency and parts availability are better replacement signals than age on its own.
Is it worth repairing a 15-year-old boiler?
Usually not if it's breaking down repeatedly, but a well-serviced 15-year-old boiler with one fixable fault can be worth repairing. Apply the 50% rule to the quote and ask the engineer how long the fix should realistically last before deciding.
How much does a boiler repair cost?

Will a new boiler cut my energy bills?
Often, but treat savings claims with care. The Energy Saving Trust explains that modern condensing boilers are more efficient than older boilers because they capture and reuse heat that would otherwise escape through the flue. Does boiler cover pay towards a replacement?
No. A cover plan pays for repairs, parts and labour up to an annual limit: with Smart Plan, up to £500 a year while a boiler is under 7 years old, or up to £200 once it is 7 or older. It never pays the cost of a new boiler, so budget for replacement separately.
What does beyond economical repair mean?
Beyond economical repair, or BER, means the engineer judges that fixing the boiler costs more than makes sense given its age, condition and the price of parts. It's a value judgement, not a safety ruling, so you can still ask for an itemised quote or a second opinion before deciding.
What should I do if my boiler is condemned?
Leave it off. A condemned boiler has been declared unsafe and must not be turned back on until a Gas Safe registered engineer has made it safe or replaced it. If you smell gas at any point, call the National Gas Emergency Service on 0800 111 999 straight away.
