Smart Plan prices, built your way

Pick only the modules you want and see your monthly price in the builder — no quote form, no waiting for a callback. A service plan, not insurance.

How much does Smart Plan cover cost?

Smart Plan is a modular home service plan: you build your own cover from seven modules — boiler & central heating, plumbing, drainage, electrical, appliances, pests and home security — and pay one monthly price for only the modules you pick. You see your price the moment you build your plan in the online builder, with no quote form to fill in. It's a service plan, not an insurance policy.

Because you choose the modules, there's no single fixed price — your monthly cost is simply the sum of the modules you add. The builder shows the running total as you tick each one, so you always see the figure before you commit. On this page you'll find what each module covers, your cover limit, the honest £95 call-out fee, when an engineer can visit, and the 12-month agreement period that begins once you use a service.

Key facts

The figures below come from the Smart Plan cover-plan terms and conditions and the online builder.

  • Your price for all seven modules is shown in the online builder — no quote form needed
  • Parts and labour included up to £500 on most modules; £225 per appliance; boiler £500 if under 7 years old, £200 if 7 years or older
  • A cover limit is the most we put towards parts and labour — a full replacement or a major part can cost more than the limit, especially the £200 limit on a boiler 7 years or older
  • A £95 call-out fee applies in defined cases, paid in advance (including any call-out in the first 30 days of a new agreement)
  • Call-outs are Monday to Friday, 08:00–18:00, unless it's a genuine emergency breakdown, which Smart Plan decides
  • It's monthly rolling, but once you use a service a 12-month minimum agreement period begins — leave during it and you pay the remaining monthly payments, or 75% of the outstanding balance as a one-off
  • A 14-day cooling-off period when you join, which ends the moment a service is carried out in those 14 days
  • From UK Boiler Company Ltd — trading since 2014, with over 15,000 customers

Why our prices are shown, not quoted

You see your Smart Plan price in the builder in seconds, without handing over your details for a personal quote. Add the modules you want, watch the monthly total update, and decide in your own time.

There's no callback to wait for and nothing to sign before you've seen the number. Before you join, it's worth reading how the cover limits, the £95 call-out fee and the 12-month agreement period work — they're all set out on this page.

What every plan includes

Whichever modules you choose, your Smart Plan includes:

  • Repairs to covered faults, carried out by a national network of vetted, Gas Safe registered engineers
  • Parts and labour included up to your cover limit for each module you've added
  • An annual boiler service on boiler & central heating products that include one — not every product does
  • You pick only the modules you want, so you pay for just the cover you choose — bear in mind a 12-month minimum agreement period begins once you use a service
  • A 14-day cooling-off period when you first join, which ends if a service is carried out during those 14 days

What's not included

To keep things honest, these fall outside your cover:

  • Anything above your module's cover limit (£500 on most modules, £225 per appliance, £200 for a boiler 7 years or older)
  • Pre-existing faults and any issues listed as exclusions in your terms and conditions
  • The £95 call-out fee in the defined cases below (first 30 days, excluded issues, no access, or an early annual-service request)
  • Modules you haven't added to your plan — you're only covered for the cover you've chosen

Example plans you can build

Because Smart Plan is modular, you decide what goes in. Here are a few combinations people build — add each one in the builder to see your exact monthly price:

  • Boiler & central heating on its own — for households who just want their heating looked after
  • Boiler & central heating + plumbing + drainage — the core home-systems trio
  • Boiler & central heating + electrical + appliances — heating plus the things that tend to break
  • All seven modules — whole-home cover, still billed as one monthly plan

What is the £95 call-out fee?

A £95 call-out fee applies in four defined situations, and it is never charged for a routine call-out on a covered fault. You pay it in advance, before an engineer attends, and only when one of these applies: during the first 30 days of a new agreement; where the issue falls under an exclusion in your terms; where our engineer can't get access to your property; or where you make an early annual-service request.

Two things worth being clear about: any call-out during your first 30 days carries the £95 fee, so if you're joining because something is already playing up, expect to pay it on that first visit. And because the fee is paid in advance, it's possible to pay the £95 and then find the fault falls under an exclusion, in which case it isn't repaired under your plan. We spell the fee out plainly here rather than burying it in the small print, so there are no surprises.

When can an engineer visit?

Call-outs under your cover plan are carried out Monday to Friday, between 08:00 and 18:00, unless it's a genuine emergency breakdown. Whether something counts as a genuine emergency is decided by Smart Plan, so a fault outside those hours — including evenings and weekends — won't always be seen straight away. When something covered goes wrong, you get in touch, we arrange a vetted, Gas Safe registered engineer, and we come and fix it for you up to your cover limit.

If you're not a member yet but need a one-off repair now, you can arrange one-off repairs for non-members instead of joining a plan.

If you ever smell gas or suspect carbon monoxide, treat it as an emergency: leave the property if you need to and call the National Gas Emergency Service on 0800 111 999 straight away. Always use a Gas Safe registered engineer for any work on your boiler or gas appliances, and never attempt gas repairs yourself.

How does the monthly price work?

Smart Plan is monthly rolling, so you pay one ongoing monthly price for the modules you've chosen, and you see that price in the builder before you join. Tick or untick modules and the monthly total updates, so the figure always reflects the cover you've picked. Because it's built from the modules you select rather than a single package, there's no separate quote to wait for.

It's worth knowing how leaving works before you join. Once you use a service, a 12-month minimum agreement period begins, so it isn't a case of leaving the moment you've had a repair. If you leave during that 12-month period, you'll need to pay the remaining monthly payments, or 75% of the outstanding balance as a one-off payment. There's also a 14-day cooling-off period when you first join, but it ends if a service is carried out during those 14 days. Our terms and conditions explain the full detail.

Is this insurance?

No — Smart Plan is a home service plan, not an insurance policy. It's provided by UK Boiler Company Ltd, trading since 2014, with over 15,000 customers. You're buying a membership with cover you've chosen and parts and labour up to a stated limit per module, rather than an insurance product.

Pricing questions, answered

How much is home cover per month?

It depends on which modules you pick. Smart Plan is modular, so your price is the sum of the modules you choose. Every module price is shown in the online builder — there's no quote form. You only pay for the cover you actually want.

What is the £95 call-out fee?

A £95 call-out fee applies in specific defined cases: the first 30 days of a new agreement, excluded issues, no access for our engineer, or an early annual-service request. You pay it in advance, and any call-out in your first 30 days carries it. It's not charged for a routine call-out on a covered fault.

How is the monthly price set?

Smart Plan is modular and monthly rolling: your price is the sum of the modules you choose, and you see it in the online builder before you join — there's no quote form. Once you use a service, a 12-month minimum agreement period begins, and leaving during it means paying the remaining monthly payments, or 75% of the outstanding balance. There's a 14-day cooling-off period when you join, which ends if a service is carried out in those 14 days.

Is an annual boiler service included?

The boiler & central heating module includes an annual boiler service when your chosen product includes one. Not every product has it, so check your plan details in the builder and your terms before you join — we won't imply a service is included when it isn't.

Is this an insurance policy?

No. Smart Plan is a home service plan provided by UK Boiler Company Ltd, trading since 2014. It's not an insurance policy. It's monthly rolling with parts-and-labour cover up to a stated limit per module, and a 14-day cooling-off period that ends once a service is carried out. Once you use a service, a 12-month minimum agreement period begins, with an early-exit charge of the remaining months or 75% of the outstanding balance.
