Central heating sludge and power flushing, explained

Central heating sludge is magnetite: a black iron oxide that forms as the water in your system corrodes the metal in radiators and pipes. It blocks flow, so the boiler kettles and pumps wear out. A power flush cleans it out, and a magnetic filter plus an inhibitor keep it out. Smart Plan does not carry out power flushes: sludge, scale and corrosion work is excluded from our cover plan and from our one-off works, so you arrange a flush directly with a heating engineer.

What central heating sludge actually is

Baxi puts it simply: “Sludge, or magnetite, to give it its proper name, is a black substance in the central heating pipes made up of dissolved and rusted metal.” It is not dirt blown in from outside. It is your own system dissolving itself.

A sealed circuit holds water, a little dissolved oxygen and several metals in contact: steel radiator panels, copper pipe, brass valves and the heat exchanger. That combination corrodes, and the iron coming off the steel ends up as a fine black magnetic powder in the water.

The powder is the problem, not the corrosion itself. It is abrasive, and nothing in an untreated system removes it, so the concentration only rises. Baxi is clear about where that ends: “If sludge is allowed to build up, it can result in blocked pipes, inefficient radiators and damaged parts in the boiler.”

The signs of sludge in a heating system

  • “Radiators are hot at the top, but cold at the bottom.”
  • “Radiators require bleeding more frequently.”
  • “Pipework to the radiators get hot, but the radiators themselves do not.”
  • “Some radiators do not heat up to the required temperature, even when the temperature is turned up.”
  • “The boiler pump leaks or fails.”
  • “When boiler parts are removed or replaced, they are full of dirt.”
  • “The water pipe coming out of the boiler (the flow) is hot but the water pipe coming back to the boiler (the return) is lukewarm or cold.”
  • “The system is noisy – it gurgles and ‘kettles’.” Baxi explains the term this way: “your system whistles, pops and bubbles, just like a kettle does when it is boiling.”

Kettling and repeat pump failures

Kettling is a flow problem. Where deposits narrow the waterways, water passing the hottest surfaces cannot shed the heat fast enough and boils locally, which is the whistling and popping Baxi describes. Repeat pump and valve failures are the expensive tell, and Baxi lists a pump that leaks or fails among its signs of sludge. A pump is built to move clean water, so feed it abrasive iron oxide and the bearings wear. Replace the same part twice in two years and the part is usually not the real problem.

What a power flush actually involves

A power flush is a chemical clean of the whole system. The engineer connects a pump unit to the pipework so the water moves harder than the boiler's own pump manages, a cleansing chemical lifts the deposits off the metal, and the flow carries them out through the unit.

Timings and doses come from the flushing agent's maker and the boiler's installation instructions, so they are not a figure to quote in the abstract. Worcester Bosch's guidance on cleansing is that “the recommendations within BS7593 should be followed”, and that “after the boiler has been installed, the heating system should be cleansed of debris and refilled with inhibitor”.

That refill step decides whether the money was well spent. Bare metal corrodes again straight away, so a flush with no inhibitor put back resets the clock.

A flush is not gas work. It is radiators, pipework and system water, so a heating engineer can carry it out without being Gas Safe registered, though opening the boiler or touching the gas supply needs a Gas Safe registered engineer. Smart Plan does not carry out power flushes: sludge removal is excluded from both our cover plan and our one-off works, so you book it directly with a heating engineer.

How to get one arranged

Book a power flush directly with a heating engineer and ask for a look at the system before any price is given. A quote over the phone, with no sight of the radiator count or the state of the water, is a guess. Ask whether a magnetic filter and inhibitor are in the figure, because the flush alone does not stop it happening again, and ask who carries the cost if a corroded radiator weeps once the deposit plugging it washes away.

How a magnetic filter and inhibitor prevent it

Prevention is cheap next to a flush, and comes in two halves.

The filter is the physical half. Baxi describes a magnetic boiler filter as “a small device that is installed into the pipework close to where the water goes back into your boiler”, where “a strong magnet attracts any fragments of rust and other magnetic debris (called magnetite or iron oxide 'sludge') and stops it from entering the boiler and causing damage or blockages.” It needs emptying at the annual service, because a full filter catches nothing.

The inhibitor is the chemical half, coating the metal so the corrosion slows in the first place. It drains away whenever the system is emptied for a radiator change, so it gets checked rather than assumed. Worcester Bosch's guidance is that it does “recommend the use of suitable water treatment in the form of an inhibitor”, and that “the concentration level of the water inhibitor should be checked every 12 months”.

Manufacturers attach real consequences to both. Baxi states that “Repairs needed as a result of sludge are not covered by Baxi warranties”, and on the Baxi 800 range its product page says “The Adey Micro 2 Filter must be installed and registered at the same time as your boiler for your 10-year warranty to be valid.” That condition is about installation and registration rather than ongoing cleaning, so check your own boiler's warranty terms.

Sludge damage is excluded from our cover

General exclusion 22 of our terms rules out “Works relating to and or caused by the result and or presence of sludge, scale deposits, damage caused by increased pressure and or contamination (rust and or corrosion)” (cover_plan_t&cs.pdf, p.28), and the boiler and central heating section separately excludes “Replacement or repair of radiators” (p.9, exclusion 2(e)). Our one-off works terms exclude “Removal of sludge, scale and or corrosion” as well, so a power flush is arranged with a heating engineer rather than bought from us.

Where a cover plan earns its place is the ordinary breakdowns that have nothing to do with sludge, such as a failed fan or a stuck gas valve. Note that our terms declare a failed heat exchanger or printed circuit board beyond economic repair, which brings a contribution payment capped at your cover limit rather than a repair. A safety note before you touch anything

Draining, flushing and dosing a heating system are not homeowner jobs, and nothing inside the boiler casing is either. Bleeding a radiator, which our bleed a radiator guide covers, and reading the pressure gauge are the sensible limits. If you ever smell gas, stop, do not touch any electrical switches, do not smoke, put out naked flames, open the doors and windows, and call the National Gas Emergency Service immediately on 0800 111 999. That call comes before any troubleshooting.

Do I have to have a magnetic filter fitted?

It is not something we can tell you the law requires, but manufacturers increasingly make it a warranty condition, so check your own boiler's terms. On the Baxi 800 range, for example, Baxi says the Adey Micro 2 Filter must be installed and registered at the same time as the boiler for the 10-year warranty to be valid. Baxi also states that repairs needed as a result of sludge are not covered by its warranties.

Does Smart Plan cover damage caused by sludge?

No, and we would rather say so up front. General exclusion 22 of our cover plan terms rules out works relating to or caused by the presence of sludge, scale deposits, damage from increased pressure, and contamination from rust or corrosion. The boiler and central heating section also excludes replacement or repair of radiators.

Can I buy a power flush from Smart Plan as a one-off job?

No. Our one-off works terms exclude removal of sludge, scale and corrosion, so we cannot supply a flush that way either. You book it directly with a heating engineer, who does not need to be Gas Safe registered for radiators, pipework and system water, though anything on the boiler or the gas supply does. A flush is a one-off job rather than a breakdown repair, and neither of our products covers it.
