Is the Baxi 830 the right size for my property?

Baxi_830_combi_boiler

The Baxi 830 combination boiler has a maximum hot water output of 30.9 kW, making this small but powerful boiler an excellent choice for small-medium sized homes.

If your boiler’s hot water output is too small, then it won’t provide enough hot water to heat up your central heating or water.

The size of the boiler your property needs mainly depends on these three factors

  • Type of boiler (combination boiler, regular boiler or system boiler)
  • Number of bathrooms
  • Total number of radiators

Below is a rough guide to what size boiler is recommended for different sized properties.

Property Type No. of Bedrooms No. of Bathrooms No. of Radiators Recommended Boiler Size
Apartment 1-2 1 Up to 5 24-26kW
Small house 1-2 1 Up to 7 24-26kW
Medium house 2-3 1 Up to 7 30-32kW

Baxi 830

Family house 3-4 1 & 1 ensuite Up to 10 35-40kW
Large family house 4-5 2 & 1 ensuite Up to 15 Heat only or system boiler

Baxi’s 830 boiler has a flow rate of 12.2 l/m, which in simple terms means that 12 litres of water will pass through your shower or taps every minute. A flow rate of between 10 and 15 litres per minute is considered good, so the Baxi 830’s flow rate performance is more than adequate for small to medium sized homes.

Does your home have high hot water demands?

The Baxi 830 combi boiler is a great choice for small to medium sized homes with limited space, but if you have high hot water demands and live in a larger property with limited space, then a Baxi Platinum combi boiler, or a Baxi Duo tec combi boiler will be a better option for you. If you live in a larger property and space isn't an issue, then a Baxi Heat only boiler may better suit your needs.

Find the right boiler for your home

Will the Baxi 830 combi boiler take up a lot of space in my home?

One of the main benefits of combination boilers is their relatively small size in comparison with regular and system boilers, which need a tank or cylinder in order to operate.

Due to the Baxi 830’s compact size, it can easily be installed in all the usual places, such as the kitchen, loft, utility room, airing cupboard, etc., but the Baxi 830 combi boiler is ideal for properties with limited space.

The Baxi 830 boiler measures up at 390mm wide, 700mm high, 285mm deep and weighs 29.2kg and has all the piping needed within its footprint. It's mounted on a simple yet sturdy hanging bracket and due to its modest size and low lift weight, it can be easily installed in a standard kitchen cupboard, saving you space, time and money!

How energy efficient is the Baxi 830?

With an ERP efficiency rating of 93%, the Baxi 830 has a similar efficiency rating to similar sized and popular combination boilers, such as the Worcester-Bosch Greenstar 4000 30 kW combi boiler (94%) and the Vaillant ecoFIT pure 830 combi boiler (94%).

An ERP rating of 93% meets and exceeds new boiler regulations, making the Baxi 830 combi boiler a highly efficient boiler. To put that into simpler terms, the Baxi 830 will use 93% of its energy to heat up home.

Having a high ERP rating means your boiler wastes less fuel and doesn't need to run as long to heat up your central heating and water, which could result in you saving money on your energy bills!

Key features

Protects against sludge clogging up your central heating system

Magnetic filters attract metal particles and store them away from your central heating system in order to prevent the particles disrupting the flow of water, as well as stopping them from eventually turning into sludge. A build up of sludge will result in your central heating system being less efficient, cause cold spots on radiators and even cause your boiler to break down.

Baxi’s 830 boiler is installed with Adey’s Magnaclean® Micro 2 magnetic system filter. This compact filter is designed to easily fit into tight spaces and it provides excellent protection against sludge and debris clogging up the heating system.

  • Up to 6% annual savings on heating bills
  • Immediate ongoing central heating protection
  • Extends the life of the central heating system
  • Reduced carbon emissions

Easy to repressurise your central heating system

This model is fitted with an Easy-Fill permanent filling link. This is a single spring-loaded lever to allow householders to repressurise their central heating system quickly and easily without the need to call an engineer.

Smartphone control

Another key feature of this boiler is its compatibility with Baxi uSense. Baxi uSense is a Wi-Fi thermostat that can be controlled by a smart device such as your phone, tablet or even your Alexa!

Features of Baxi uSense are:

  • More control- Schedule your heating to fit in with your lifestyle
  • More flexibility-Control you heating from your smartphone or tablet, anytime, anywhere so you never come home to a cold house again
  • More savings- Keep an eye on how much energy you're using, enjoy maximum efficiency and manage your bills

Easy to use OpenTherm digital interface

The Baxi 830 combi boiler is compatible with OpenTherm thermostats. OpenTherm thermostats are easy-to-use thermostats that have an in-built programmer that allows you to control your central heating with the scroll of the dial.

A main feature of this programmable thermostat is its load compensation function. This function measures the difference between what the indoor temperature is and what temperature the user wants and modulates the boiler so that it uses the minimum amount of fuel necessary to close the gap, resulting in you saving money!

How reliable is the Baxi 830 combi boiler?

Baxi are so confident with the reliability of this boiler that it comes with a 10-year parts and labour warranty. In order to keep the warranty valid, you must have the boiler serviced every year by a Gas Safe registered engineer (other terms and conditions apply.)
