Vaillant F20 fault code: overheat lockout explained

F20 means your boiler got too hot and shut itself down on its safety cut-out. Here's what's safe to check yourself and when to call a Gas Safe registered engineer.

What does the Vaillant F20 fault code mean?

The Vaillant F20 fault code means the boiler's safety thermal cut-out has operated and shut the boiler down because it detected an overheat. It is a protective lockout, not a sign the boiler is running unsafely. The most common trigger is poor water circulation, usually caused by low system pressure, a faulty flow or return temperature sensor, air in the system, or a pump or heat exchanger problem.

Vaillant's own fault-code documentation describes F.20 as the safety thermal cut-out operating and shutting the boiler off. In plain terms, the water inside the boiler has climbed above its safe temperature limit, so the boiler stopped itself to protect the heat exchanger and other parts. You can safely check the pressure, bleed radiators and reset once. Anything involving the sensors, pump, fan or heat exchanger is a job for a Gas Safe registered engineer.

Key facts

The quick version, before the detail.

  • Meaning: the safety thermal cut-out has operated because the boiler overheated (Vaillant's official description).
  • DIY-fixable? Partly, pressure top-up, bleeding radiators, checking radiator valves and a single reset only.
  • Gas Safe job if: the sensors, pump, fan or heat exchanger are involved, or the code keeps coming back.
  • Most common on: the Vaillant ecoTEC range, often where limescale or sludge has built up over the years.
  • Smart Plan boiler and central heating cover: parts and labour up to £500 a year if the boiler is under 7 years old, or up to £200 a year if it is over 7.
  • A £95 call-out fee, paid in advance, applies in your first 30 days, for faults the plan does not cover, if the engineer cannot get access, and for early annual-service requests.
  • Cover-plan call-outs run Monday to Friday, 08:00 to 18:00. Outside those hours you are only seen sooner for a genuine emergency breakdown, so a Friday-evening or weekend fault can wait until Monday.
  • Using a module starts a 12-month agreement period the first time you use a service. There is a 14-day cooling-off period, but it ends once a service is carried out, and leaving early after that costs the remaining months or 75% of the outstanding balance.

Why does the F20 code appear?

F20 points at overheating, and overheating almost always comes back to water not moving properly through the boiler. The common causes are low system pressure, a faulty flow or return temperature sensor, air trapped in the system, a weak or failing circulation pump, and limescale or sludge blocking the heat exchanger. When the water cannot carry heat away quickly enough, the temperature spikes and the safety cut-out trips.

The table below runs through the likely causes, what you'll notice, and who can safely deal with each one.

F20 causes and who fixes them

Likely causeWhat you'll noticeWho fixes it
Low system pressureThe pressure gauge reads below 1 bar; heating may be weak before the lockout. You can top up to about 1.2 bar using the filling loop.
Air trapped in the radiators or systemCold spots at the top of radiators; gurgling; uneven heating. You can bleed the radiators and check the valves are open.
Faulty flow or return temperature sensorF20 trips even though the system is not actually overheating.Gas Safe registered engineer only.
Weak or failing circulation pumpPoor circulation, hot spots, sometimes an unusual noise from the boiler.Gas Safe registered engineer only.
Limescale or sludge in the heat exchangerRepeated overheating, especially in older or hard-water systems.Gas Safe registered engineer only (system flush or part replacement).

Can I fix a Vaillant F20 myself?

There are a few safe checks you can make before booking anyone. None of them involve opening the boiler or touching the sensors, pump or fan, that's the line you never cross. Let the boiler cool first, then work through these in order.

1. Check the pressure gauge. If it reads below 1 bar, top the system up to about 1.2 bar using the filling loop, following the steps in your Vaillant manual.

2. Bleed your radiators to release trapped air, and make sure the radiator valves are fully open so water can circulate.

3. Once the boiler has cooled and the pressure is correct, reset it once following your Vaillant manual. Reset only once.

Stop there. If F20 comes back after these checks, don't keep resetting, book an engineer. A code that returns points to a sensor, pump, fan or heat exchanger fault inside the boiler, and diagnosing or replacing those parts is skilled work for a Gas Safe registered engineer, not a DIY job. If the pressure keeps dropping after you top it up, that suggests a leak and also needs an engineer.

When to call a Gas Safe registered engineer

If you've topped up the pressure, bled the radiators and reset once but F20 keeps coming back, it needs a Gas Safe registered engineer to check the temperature sensors, pump, fan and heat exchanger. That's internal boiler diagnosis, not something to attempt yourself.

An overheat fault that needs a new sensor or pump, or a system flush to clear sludge, is a bigger job than a simple reset, so the parts and labour can add up. That's worth weighing against how you'd rather cover it: a one-off repair or an ongoing module.

You can book a one-off repair with us and a Gas Safe registered engineer will come and fix it, or call us on 0333 772 6247. A Smart Plan boiler and central heating module covers parts and labour up to £500 a year if your boiler is under 7 years old, or up to £200 a year if it's over 7. A larger repair such as a heat-exchanger flush or a new pump can cost more than the £200 limit, so you would pay anything above the limit yourself. Cover is modular, so you only pick what you want.

A few things worth knowing before you set up cover. A £95 call-out fee, paid in advance, applies in your first 30 days, for faults the plan doesn't cover, if the engineer can't get access, and for early annual-service requests. Cover-plan call-outs run Monday to Friday, 08:00 to 18:00; outside those hours you're only seen sooner for a genuine emergency breakdown as set out in your terms, so a fault on a Friday evening or over the weekend can wait until Monday. And using any module starts a 12-month agreement period from the first time you use a service, there's a 14-day cooling-off period, but it ends the moment a service is carried out, and leaving early after that costs the remaining months or 75% of the outstanding balance.

Smart Plan is a service plan, not insurance. In plain terms, it's a membership that arranges and funds covered repairs up to the limits on your plan, rather than a regulated financial product, it doesn't pay out a cash sum, and cover is limited to the modules you've chosen and the limits set out in your terms. It's provided by UK Boiler Company Ltd, which has traded since 2014 and looked after over 15,000 customers.

One safety note: if you ever smell gas or suspect carbon monoxide, don't wait for an engineer, call the National Gas Emergency Service on 0800 111 999 straight away.

Vaillant F20 fault code FAQs

What does F20 mean on a Vaillant boiler?

F20 means the boiler's safety thermal cut-out has operated and shut the boiler down because it overheated. It is a protective lockout, usually triggered by poor water circulation from low pressure, a faulty temperature sensor, trapped air, or a pump or heat exchanger problem.

Can I fix a Vaillant F20 fault myself?

You can safely let the boiler cool, check the pressure and top up to about 1.2 bar with the filling loop if it is low, bleed the radiators, and reset once. Replacing sensors, the pump, the fan or the heat exchanger must be done by a Gas Safe registered engineer.

Why does my Vaillant boiler keep showing F20?

If F20 returns after you top up the pressure and reset, the overheat is being caused by something inside the boiler, most often a faulty temperature sensor, a weak pump, or a heat exchanger blocked with limescale or sludge. Those need a Gas Safe registered engineer to diagnose and fix.

Is a Vaillant F20 fault an emergency?

F20 is a safety lockout, so the boiler is off rather than running unsafely. If you smell gas, call the National Gas Emergency Service on 0800 111 999 immediately. Otherwise it is safe to leave the boiler off, make the basic pressure and bleeding checks, and book a Gas Safe registered engineer if it persists.

If I set up Smart Plan cover, am I tied in?

Cover is billed monthly, but the first time you use a service a 12-month agreement period begins. There is a 14-day cooling-off period that ends once a service is carried out, and leaving early after that costs the remaining months or 75% of the outstanding balance. A £95 call-out fee, paid in advance, also applies in your first 30 days, for faults the plan does not cover, no-access visits and early annual-service requests. Smart Plan is a service plan, not insurance, so it funds covered repairs up to your cover limit rather than paying out a cash sum.
